October is officially here, which means cooler Colorado mornings, changing leaves, pumpkin patches, cozy sweaters, and of course pumpkin spice everything.

But while you're deciding between a Pumpkin Spice Latte and a Pumpkin Cream Cold Brew, October is also a great time to give your real estate plans a little seasonal checkup.

Fall buyers may be fewer than the crowds we see during the spring market, but here's something sellers shouldn't overlook: people shopping for homes in October often have a reason to move.

A job change, growing family, relocation, lease ending, or a goal of getting settled before the holidays can all create motivated buyers.

That means presentation matters.

Fall is one of my favorite times to make a home feel warm and inviting. Think cozy not cluttered.

A few easy ways to give your home that fall feeling:

  • Add warm throw blankets and neutral pillows.
  • Bring in subtle fall dĂ©cor instead of covering every surface with pumpkins.
  • Keep windows and curtains open to maximize natural light.
  • Make sure exterior leaves are cleaned up and walkways are clear.
  • Add a simple fall wreath or seasonal planter near the front door.
  • Have your home professionally staged so buyers can picture themselves living there.

And yes, your house can smell wonderful—but easy on the pumpkin spice candle. We want buyers thinking, "I want to live here," not "Someone just baked 47 pumpkin pies."

One of the biggest misconceptions I hear is that spring and summer are automatically the best times to buy a home.

Not necessarily.

Your best time to buy depends on your finances, your goals, the inventory available, and your individual situation.

Fall can create opportunities simply because you're not always competing with the same number of buyers who jump into the market during the spring.

Instead of asking:

Is this the perfect market?

I encourage my buyers to ask:

Is this the right opportunity for me?

Those are two very different questions.

The right home, price, financing strategy, seller concessions, inspection negotiations, or long-term plan can matter much more than trying to perfectly time the market.

🍂 Homeowners: October Is Your House's Annual Checkup

Even if you have absolutely no plans to move, October is a great month to show your home a little love before Colorado winter arrives.

Clean your gutters. Have your furnace checked. Disconnect exterior hoses. Check weather stripping around doors and windows. Inspect your roof and exterior. Make sure outdoor faucets and sprinkler systems are winterized appropriately.

And here's the real estate task people often forget:

Check on your home's value.

Your home is likely one of your largest financial assets. You don't need to be planning to sell to understand what it could potentially be worth.

Knowing your home's approximate market value can help with future planning, renovations, refinancing conversations, insurance considerations, or simply understanding how your investment has changed.

🏡 Your Real Estate Plan Shouldn't Be One-Size-Fits-All

Ordering pumpkin spice might be simple.

Tall. Grande. Venti. Done.

Real estate isn't quite that easy.
