Simple Fall Home Prep Tips to Protect Your Home, Your Comfort & Your Investment
There’s something special about fall in Colorado. The leaves are changing, the mornings are getting cooler, and before we know it, we’ll be reaching for the thermostat and watching the first snowflakes fall.
But before winter arrives, October is the perfect time to give your home a little attention.
A few simple maintenance projects now can help prevent costly repairs later, keep your home more comfortable, and make those cold Colorado winter days a little easier.

🏡 1. Give Your Heating System Some Attention
Your furnace is about to become one of the hardest-working appliances in your home.
If you haven't already, schedule a professional furnace inspection and replace your furnace filter. A clean filter helps your system operate efficiently and keeps the air circulating properly.
Before winter arrives:
- Schedule a furnace inspection
- Replace or clean your furnace filter
- Check that all vents are open and unobstructed
- Make sure your thermostat is working properly
- Consider upgrading to a programmable or smart thermostat
Colorado tip: Don't wait until the first really cold night to discover your furnace isn't working!
💧 2. Protect Your Pipes
Freezing temperatures can create serious problems for homeowners, especially when exposed pipes are involved.
Before temperatures drop, disconnect and drain your outdoor hoses and shut off exterior water supplies if your home is equipped for it.
Take a look at pipes in garages, crawl spaces, basements and other areas that aren't heated. If they're exposed, consider adding insulation.

Walk around your home and check your windows and exterior doors for drafts.
Small gaps around doors and windows can allow heated air to escape and cold air to enter, making your heating system work harder.
Check your:

✔ Caulking around windows and doors

If you have a wood-burning fireplace, October is a great time to have your chimney inspected and cleaned if needed.

And if you have a gas fireplace, make sure it's operating properly and that your carbon monoxide detectors are working.

This is one of those simple tasks that can easily get overlooked.
Take a few minutes to test every smoke and carbon monoxide detector in your home. Replace batteries as needed and check the manufacturer's recommendations for when the units themselves should be replaced.

Your landscaping needs a little attention before winter too.
Depending on your property, October may be a good time to:
- Trim dead or damaged branches
- Move or protect sensitive plants
- Drain irrigation systems
- Store outdoor furniture
- Clean up leaves
- Protect outdoor faucets
- Put away gardening equipment
And don't forget about those trees. Heavy snow and ice can put additional weight on branches, so trimming problematic or dead branches before winter can help protect your home and property.
